Insurance in South Houston, from five miles down the road

A square mile and a half of its own city, surrounded on every side by Houston, with its own city hall and its own place in the flood program. It is the closest city to this office of the thirteen on this site, and it has been named in our service area on every page for months.

Five miles

The nearest thing we have to a neighborhood

360 FM 1959, Houston, TX 77034 is about five miles from South Houston city hall. That is not a marketing distance — it is close enough that people walk paperwork in, and close enough that we know which streets took water in which storm without looking it up.

South Houston has been in Houston, Pasadena, Friendswood, South Houston — the service area line at the bottom of every page on this site — since the rebuild started. This page is that claim finally having something behind it.

Harris County

What is inherited, and what is South Houston's own

Most of what governs a policy here is a county fact, and South Houston inherits it from Harris County unchanged. One thing does not travel with the county, and it is the one that shows up on the premium.

Wind and hail: inherited Well west of Highway 146
South Houston sits outside the designated catastrophe area, so wind and hail stay inside the homeowners policy rather than moving to a separate windstorm policy. South Houston is nowhere near the 146 line, so there is no separate windstorm policy in the picture — the peril is in the homeowners policy you already have, subject to whatever wind-and-hail deductible it carries. Read that deductible: a percentage of the dwelling limit is a very different number from a flat one.
Flood discount: its own Scored per community, not per county
The Community Rating System scores cities, not counties, so South Houston has its own class and its own discount independent of Houston's Class 5. We confirm the current class with the city when you apply rather than printing a figure here that could be a re-scoring out of date. What does not change is that flood is a separate policy either way.
Valuation and courts: inherited HCAD and the Harris County courts
Harris Central Appraisal District values the property, and a petition for an occupational license is heard in the Harris County courts — the court that ordered the suspension, which is what makes the county rather than the city the unit that varies.

What we mostly write here

Auto, filings, and the policy on the apartment

The calls from this side of the county skew toward the book this agency was built on: non-standard auto for drivers other agencies made hard work of, and SR-22 filings for drivers who need to be legal again quickly.

The filing itself is statewide — it is transmitted to the DPS electronically, so a South Houston driver and a Lubbock driver are filed identically. What is local is the court: a petition for an occupational license goes to the Harris County court that ordered the suspension. The DPS then takes up to 21 business days to post the certificate to the record, which is a separate clock from ours and the one nobody else tells you about.

Renters is the other one. A lot of South Houston rents, the landlord's policy rebuilds the walls and replaces nothing inside them, and a renters policy is the smallest thing we write.

We are an independent agency and every line on this site is written statewide, so the address decides the carrier rather than the other way round — which is the whole reason the county facts above are on this page instead of in a brochure.

South Houston questions we get every week

Is South Houston the same as Houston for insurance?

For most purposes yes — same county, same appraisal district, same side of the Highway 146 line, so wind and hail stay inside the homeowners policy. Where it is not the same is the NFIP Community Rating System, which is scored per community rather than per county, so the flood discount is South Houston's own number rather than Houston's.

What is South Houston's CRS class?

We confirm it with the city at the time you apply rather than publishing a number that may be stale by the time you read it — CRS classes are re-scored and they move. Call us with the address and we will tell you the current class and what it takes off the premium.

Do I need flood insurance in South Houston?

It is worth pricing regardless of what the map says. The city sits on the Sims Bayou side of the county, no homeowners policy in Texas covers rising water, and a large share of Harris County flood claims in the last decade came from properties outside the mapped Special Flood Hazard Area. Outside the mapped area the premium is usually much lower, which is the part people do not expect.

How close is your office?

About five miles. 360 FM 1959, Houston, TX 77034 — the closest of the thirteen cities on this site. Monday to Thursday, 9:00 to 5:00; Friday, 9:00 to 4:00.

Do you write non-standard auto here?

Yes — it is the book this agency is built around. Tickets, an accident, a lapse, or no prior insurance at all, and SR-22 filings sent to the DPS the same business day you bind. That page is geo-less on purpose, because the filing is identical anywhere in Texas.
