Home insurance in Plano, and the roof decision underneath it

Collin County's housing stock is newer and more uniform than most of Texas, which turns an abstract question into a live one for a lot of Plano households at once: upgrade the roof and take the credit, or keep the policy terms you have. The two are not independent of each other, and almost nobody is shown why.

The trade

The credit and the endorsement arrive together

Texas carriers offer premium credits for impact-resistant roof coverings. They are real, they recur every year, and in a county that takes this much hail the underlying product is genuinely better. Nothing here is an argument against the upgrade.

The thing to know is what the endorsement library does next. TDI adopted Endorsement HO-145 — Exclusion of Cosmetic Damage to Roof Coverings Caused by Hail for attachment to the Texas homeowners forms, with TDP-022 doing the same on the dwelling forms, and it is written for attachment to risks eligible for impact-resistant premium credits. In other words the discount and the exclusion are designed for the same house.

That is a coherent bargain: a roof built to shrug off hail should not be generating claims for damage that is only visible. It is also a bargain a homeowner ought to make knowingly, because the failure mode is specific — a metal or upgraded roof with thousands of dents that performs perfectly and pays nothing.

Our practice is to quote it both ways. It takes one call, and the comparison is almost never offered.

Roof age

The clock you are already on

The second endorsement worth finding on a Plano policy is the roof payment schedule — settlement on actual cash value stepped down by the age of the roof rather than replacement cost. It is the single largest difference between two policies that otherwise look identical.

A new roof barely notices it Which is the problem
In the first few years the depreciation is small, so the schedule costs almost nothing and the premium saving looks free. Households sign up in exactly the years when the trade appears one-sided.
Year twelve is a different policy Same paperwork, same premium
The same endorsement on a twelve-year-old composition roof can settle a total loss for a fraction of what replacing it costs, and nothing arrived in the mail to say so. This is not carriers behaving badly — it is an endorsement doing exactly what it says. It is simply worth re-reading at the renewal where it starts to bite.
And the percentage deductible sits on top 1–3% of Coverage A
Wind and hail losses in this metro usually run through a deductible set as a percentage of the dwelling limit rather than a flat amount — a separate, larger number from the all-other-perils deductible printed above it. All three provisions are laid out on the Dallas page.

Collin County

Two things worth checking while you are in there

The dwelling limit against the appraisal. The Collin Central Appraisal District valuation is a tax number. Your dwelling limit should be what it costs to rebuild the house today, and in this county those two figures have been moving apart for several years running.

Limits above the house. Plano households tend to accumulate faster than their liability limits do. A personal umbrella sits above both the home and auto policies, and scheduling valuable items fixes the per-category caps that quietly limit rings, instruments and cameras inside an ordinary homeowners form.

Plano roof and hail questions

Is an impact-resistant roof worth it in Plano?

Usually, on the numbers — Texas carriers give premium credits for impact-resistant roof coverings and Collin County gets enough hail to make the product itself worth having. The question is what comes attached. TDI Endorsement HO-145 is written for attachment to risks eligible for those very credits, so the discount and a cosmetic damage exclusion can arrive on the same policy.

What does the cosmetic damage exclusion actually exclude?

Hail damage to a roof covering that changes how it looks without changing how it performs. TDI adopted it as Endorsement HO-145 for the Texas homeowners forms, with TDP-022 for the dwelling forms. On composition shingle the argument is usually about whether granule loss is functional; on metal it is about dents, which is the clearest case the endorsement was written for.

My roof is only six years old. Does the age matter?

It matters to the roof payment schedule, if your policy has one. That endorsement settles roof claims on actual cash value stepped down by roof age rather than replacement cost. A newer roof loses less to it — which is exactly why a Plano household should check whether they are paying for a restriction that barely applies to them yet and will apply completely in ten years.

Which county is Plano in?

Collin County, with a western portion in Denton County. That decides the appraisal district and which county court would hear a petition for an occupational license. It does not change your windstorm answer — both counties are inland and far outside the designated catastrophe area, so wind and hail stay inside the homeowners policy.

Do I need flood insurance in Plano?

It is worth pricing. Plano is mostly outside the mapped Special Flood Hazard Area, and property outside the mapped area is rated as a lower flood risk — which makes the policy substantially less expensive than people assume. No homeowners policy in Texas covers rising water, wherever the map puts you.

Can a Houston agency write my Plano policy?

Yes. Independent Texas agency, TDI license #5595 — every line on this site is written statewide. What decides the carrier is the address on the application, not the address on our door.
