One city, five sets of county answers

Most of Fort Worth is in Tarrant County. The rest reaches into Denton, Parker, Wise and Johnson. That does not change the storms, but it changes three practical things:

None of those valuations is your dwelling limit — that should be replacement cost, which after several years of construction cost inflation is usually the higher number. An occupational license under Tex. Transportation Code § 521.242 is heard by the court that ordered the suspension. Same storms as Dallas, same three provisions

The metroplex is one of the most hail-damaged metropolitan areas in the country and the systems that produce it do not stop at the county line. Neither do the policy terms carriers use to manage it: the percentage wind-and-hail deductible, the roof payment schedule that settles an older roof on depreciated value, and TDI Endorsement HO-145 excluding cosmetic damage to roof coverings caused by hail.

The one Fort Worth-specific note: this side of the metroplex has more acreage, more outbuildings and more equipment on residential policies. Coverage B for other structures is typically a percentage of the dwelling limit, and on a working property it runs out well before the barn does.

West of the city

Fire, fencing, and what Coverage B actually covers

Grassfire is a genuine exposure west toward Parker and Wise counties in a dry year, and it is the one major peril out here that a standard homeowners policy handles without an extra policy or a special endorsement. Fire is a named peril on every form we write.

What needs checking is not the peril but the limit. Fences, barns, shops, pens and detached garages fall under Coverage B, which is usually set as a percentage of the dwelling limit — often 10 percent. On a house with three outbuildings and a mile of fence, that number is decided by arithmetic nobody did on purpose. Equipment is a separate question again, and on a property with real operations it may belong on a commercial policy rather than a homeowners one.

What is worth checking on acreage west of the city is whether outbuildings, fencing and equipment are actually scheduled, because Coverage B limits are usually a percentage of the dwelling and run out quickly on a working property.
