Bigger than the reputation

A single storm, $1.4 billion insured

San Antonio is not thought of as hail country the way the Dallas–Fort Worth metroplex is, and the loss history does not entirely support the distinction. A 2021 hailstorm produced roughly $1.4 billion in insured losses across this metro in one event, and Bexar County averages several damaging hailstorms a year.

The consequence for a policy here is the same set of provisions carriers use in the metroplex: a percentage wind-and-hail deductible, a roof payment schedule that settles older roofs on depreciated value, and TDI Endorsement HO-145 excluding cosmetic damage to roof coverings caused by hail. All three are laid out properly on the Dallas page rather than half-explained twice.

The San Antonio-specific point is simpler and it costs people real money: the deductible that applies to hail is not the deductible printed at the top of your policy. A 2 percent wind-and-hail deductible on a $400,000 dwelling limit is $8,000. The all-other-perils deductible on the same page might read $2,000. They are different numbers for different events and the larger one governs the storm you are most likely to claim on.

San Antonio sits on the Balcones Escarpment, in the same flash flood region as Austin — the stretch the National Weather Service documents as producing more flash floods per square mile than anywhere in North America. Thin soils over limestone, steep gradients, and creeks that funnel water through the city faster than the ground can absorb it.

None of it is covered by a homeowners policy. Bexar County publishes that plainly on its own flood pages and it is still the most common thing we have to correct: rising water is a separate policy, from the NFIP or a private carrier, with a 30-day waiting period before it takes effect.
