Forty-five miles from the windstorm line
Cypress sits outside the designated catastrophe area, so wind and hail stay inside the homeowners policy rather than moving to a separate windstorm policy.
Harris County is only partly inside the designated catastrophe area, and the part that is sits east of State Highway 146 — five named cities, inside their limits, on the far side of the county. Cypress shares a county with them and nothing else. Wind and hail are inside your homeowners policy here, and there is no separate windstorm policy to buy.
What comes with that is a percentage deductible, applied to your dwelling coverage rather than to the size of the loss. It is usually the largest retained figure on a Cypress policy and it is often the only number shown without its dollar equivalent. Our deductible article does the multiplication.

A roof-age spread, subdivision by subdivision
In most markets roof age is a fact about one house. In Cypress it is close to being a fact about which street you are on, because the build-out arrived in a continuous wave rather than a single burst. The practical result is that carrier appetite here varies over very short distances.

Is Cypress in the TWIA area?
No. The designated catastrophe area in Harris County covers city limits east of State Highway 146 — La Porte, Morgan's Point, Pasadena, Seabrook and Shoreacres. Cypress is roughly forty-five miles northwest of that line. Wind and hail are normally included in your homeowners policy, subject to a percentage deductible.
Why does my quote differ so much from my neighbour's?
In Cypress the usual answer is the roof. Build-out here has run continuously for two decades, so one subdivision can be on original roofs approaching twenty years while the next is on roofs under five. Carriers treat those as different risks — often different replacement-cost terms, sometimes different appetite entirely — even though the two houses look identical from the street.
My roof is fine. Why does its age matter?
Because underwriting prices the probability of a future claim, and age predicts that better than the absence of a current leak. Age is a separate test from condition. Aerial imagery and property databases make roof age visible to carriers without an inspection, which is why the question often arrives before anyone has looked at the house.
Do I need flood insurance in Cypress?
Possibly. Most Harris County flooding has historically happened outside the mapped Special Flood Hazard Area, and Cypress Creek and the surrounding watershed are part of why.
